Basic Home Inspection

For a seller, a pre-listing inspection allows sellers to identify and address potential issues before they become a point of contention during negotiations. This can demonstrate a seller's commitment to transparency and build trust with potential buyers. We follow the standards of practice mandated by the Texas Real Estate Commission (TREC). 11-Month Home Warranty Inspection

Most builders offer a 1-year warranty on new build homes. An 11-Month Home Warranty Inspection -- performed shortly before the warranty expires -- is a comprehensive evaluation to identify potential issues that might have developed since you moved in, allowing you to address them while the builder is still responsible for repairs. An 11-Month Home Warranty Inspection is a comprehensive home inspection, similar to a pre-purchase inspection, conducted by a professional home inspector. This inspection helps identify issues that might not have been apparent during the initial construction or which have surfaced after settling in, such as leaks, cracks, or appliance problems. The inspection covers various aspects of the home, including structural integrity, electrical and plumbing systems, HVAC, appliances, and more. The 11-Month Home Warranty Inspection protects your investment and delivers peace of mind to you, the homeowner, knowing your home is free of defects or damage before the warranty expires.
Maintenance Inspection

A home maintenance inspection (also known as a routine or an annual inspection) is a professional checkup to identify potential issues that may need repair or replacement. A typical inspection will involve a visual examination of the home's structure, systems, and components, looking for signs of wear and tear, damage, or potential issues. We offer two types of inspections: Routine/Annual Inspection: a general checkup of the entire home. Four-Point Inspection: focuses on the four major systems: roofing, electrical, plumbing, and HVAC. We recommend home owners consider maintenance inspections annually, after a major weather event, or in advance of a sale. Ultimately, a well-maintained home can increase its property value and reduce surprises.
Pre-Pour Inspection

Identifying and addressing issues such as misplaced rebar, weak formwork, or drainage problems -- before the concrete is placed -- can save time, money, and headaches down the road. This inspection confirms that the builder's work adheres to engineering plans and best practices. We will check for: correct placement of rebar and post tension cables, adequate vapor barriers and drainage, properly installed formwork, correctly installed and sealed pipes or utilities that will pass through the foundation, and adequate site grading to allow water to drain away from the foundation. As a homeowner, a pre-pour inspection provides mitigation that your foundation is being built correctly, giving you confidence in your investment.
Pre-Drywall Inspection

A pre-drywall inspection provides an opportunity for open communication between homeowners, builders, and the Professional Home Inspector to discuss and mitigate concerns by making necessary adjustments before the home is sealed. A pre-drywall inspections can specifically identify structural issues, including early foundation cracks, damage to structural beams and load-bearing walls, and issues with roof truss connections. The inspection can identify defective or unsafe electrical wiring and plumbing that can be easily corrected while exposed. It's crucial to ensure that the HVAC system is installed properly before drywall goes up, as changes to the system after drywall installation are more costly and time-consuming, if not impossible.
Foundation Settlement Analysis

A foundation settlement analysis can determine problems before they become much more invasive and, ultimately, much more expensive to resolve. This may also be a good option for home owners approaching a foundation warranty expiration. We will consider multiple factors in making an assessment of the foundation's performance. These factors include structural performance, looking for things such as rafters pulling away from the ridge board and frieze board pulling away from the siding material. Do the windows stick when opened or are they cracked? Unusual cracks in the drywall or siding or sticking doors. We will also perform a ZIP®LEVEL survey. A ZIPLEVEL is a specialized tool that precisely measures the elevation of different points on a foundation to identify potential issues like heaving or downwarping, which can indicate structural problems. By comparing elevations across different points, a map can be drawn indicating areas of concern, highlighting deflection in the slab. The data gathered by a ZIP LEVEL can help homeowners and professionals make informed decisions about necessary repairs.
